Swartsel Family
Mark Swartsel, Broker, graduated with Honors from the University of Florida in 1973 with BSBA Degree (Business Administration) while majoring in Real Estate and Urban Land Studies. After working for the State of Florida, Office of the Auditor General, as a Real Estate Appraiser from 1974-1976, Mark managed family-owned properties before opening Swartsel Realty, Inc. in 1978 - the predecessor to RE/MAX Advantage Realty of Pasco and Hernando Counties.

In 1986, Mark opened RE/MAX Advantage Realty in Port Richey, only the twelfth RE/MAX office to open in Florida. As the Broker/Owner, Mark guided its' development to its' peak of 62 sales agents. Closed Sales Volume for the company peaked at over $150,000,000.00 while closing over 1900 transactions in a single year. As a successful commercial real estate agent for over two decades, Mark was honored as a featured speaker for commercial sales at the RE/MAX International Convention in Miami Beach attended by nearly 6,000 agents from across North America.

Mark has been consistently productive in his real estate career which led him to be inducted into the RE/MAX Hall of Fame in 1997, awarded by RE/MAX to individuals who has produced typically over $40,000,000 in sales with RE/MAX.

Mark has been consistently active in local trade and civic organizations serving on the Boards of Directors of the West Pasco Chamber of Commerce, the Pasco Builders Association, the West Pasco Board of Realtors, and the Concourse Council. Mark has served as the President of all except the builders organization, for which he was named a "Life Director". Mark has also served on the Board of Directors of the Florida Gulfcoast Commercial Association of Realtors and was appointed by the President of the Florida Senate 5th District in 1996 to serve on the Board of Directors of the Community Health Purchasing Alliance and served as an Alternate Director of the State CHPA Board established by Governor Chiles in 1998. Additionally, Mark was appointed to serve on the Pasco County Planning and Zoning Board for a three-year term and also served as the Chairman of that governmental body during the period that Pasco County completed its' initial Comprehensive Land Use Plan, serving on the citizens steering committee that guided that plan.

Mark has been successfully active in the development of raw land for residential and commercial uses as the President of Hunter's Development Corporation of Pasco, Inc. (166-unit single family home subdivision), Hunter's Lake Development Corporation, Inc. (116-unit single family home subdivision), Hunter's Development Corporation of Hernando, Inc. (400-unit single family and 23 commercial acre development), and Vice-President of Swartsel Properties, Inc. (various commercial and residential developments). Mark is currently developing Phase 6 of the Woodland Waters residential development in Hernando County as the Managing Member of Woodland Waters Development Company, LLC.

Other past development projects that Mark has been involved in have included Crane's Roost (100 unit prestigious 1/4 acre to 1 acre estate lot development), Ridgewood (120 unit single family lot development) and Golden Acres (400 unit estate residential development). Mark has just completed the sales in the 3000-acre project know as Big Buck Ranch in Levy County (20-acre and larger parcels) and is currently marketing the 5000-acre project in Lafayette County known as Nature's Hammock (40-acre and larger parcels).

Mark has also been involved in the marketing of developed lots for other developers including Oyster Bayou, Orchid Lake West, Park Lake Estates and Glengarry Park, to name a few. Where appropriate or possible, bulk sales have been made to builders and, in other instances, individual sales of single lots to the ultimate homeowner.

The continuance of Mark's career has increased the amount of commercial real estate being handled by Mark's listing and selling team. Today, they form a dominate force in the Suncoast's regional commercial real estate market.

Mark has handled rezoning processes, from application to Board presentations, on most sales requiring rezoning that he's been involved in, and has processed a successful amendment to Pasco County's Comprehensive Land Use Plan for the benefit of his client. Other sales involving Mark have included the City of Clearwater, various banks, The Pasco County Board of County Commissioners, numerous parkland properties for the State Park system as well as county parksites, a site for location of a concrete and block plant, a U-Haul rental center, an automotive and brake center, a medical building, and an apartment complex to name a few.
